Parking shapes first impressions, appeal of a destination, operational efficiency, property performance, and how seamlessly people move through an increasingly connected transportation network.
As mobility continues to evolve, parking is evolving with it—not simply as infrastructure, but as a strategic asset that connects people, places, and technology.
What's Driving the Future of Parking in Canada
The changing role of parking is not happening in isolation. It reflects broader demographic, technological, and economic shifts that are redefining how Canadians move through cities, how organizations manage their assets, and what drivers expect from every parking experience. Together, these forces are changing not only how parking operates, but what it is expected to deliver.
Canada's population has surpassed 41 million people, with nearly 75 per cent of Canadians living in large urban centres. As cities continue to grow, transportation networks are under increasing pressure to accommodate more people within limited space. At the same time, Canada's mix of high-density metropolitan areas and more dispersed communities creates different parking and mobility needs across the country. As a result, organizations are focused on improving the efficiency, utilization, and long-term performance of the assets they already have rather than continually expanding capacity.
Canada's climate is influencing how parking facilities are designed and operated. In many regions, parking must remain reliable through diverse weather conditions that can affect access, traffic flow, and the overall experience. These demands are increasing the need for durable infrastructure and automated technologies that support safe and efficient year-round operations.
Canadians are also travelling differently today than they were a decade ago. A single journey may now include a personal vehicle, public transit, rideshare services, cycling, or other shared mobility options. As transportation networks become more connected, parking is evolving from a standalone destination into a critical link that enables seamless movement between modes of transportation.
And as our communities evolve and expand, customer expectations are changing. Today’s drivers expect parking to deliver the same level of convenience, connectivity, accessibility, and real-time information they experience across other digital services. From mobile payments and reservations to digital permits, real-time availability, and automated access, parking has become an integrated digital experience that delivers operational performance and streamlines the overall customer journey.
Sustainability is adding further momentum. Transportation accounts for approximately one-quarter of Canada's greenhouse gas emissions, making decarbonization a central component of the country's net-zero strategy. Industry priorities are evolving accordingly, with 84 per cent of respondents in Precise ParkLink’s 2026 Parking Industry Survey identifying sustainability as an important or very important strategic priority. Continued investment in zero-emission vehicles, electric vehicle (EV) charging infrastructure, intelligent transportation systems, and more efficient operations is reshaping how parking facilities are planned, managed, and optimized.
Collectively, these forces are redefining the role of parking. What was once viewed primarily as supporting infrastructure is becoming an integral part of the mobility ecosystem—one that influences customer experience, operational performance, and long-term asset value. As expectations continue to evolve, the conversation is no longer about providing parking spaces, but about delivering smarter, more connected parking experiences as an integrated component of the overall transportation system.
What Canadian Drivers Expect from a Modern Parking Experience
Canadians experience the challenges of modern transportation every day—navigating congestion, searching for parking, transferring between transportation options, and relying on real-time information throughout their journey. As a result, expectations around parking have fundamentally changed. Drivers no longer compare one parking experience to another—they compare it to every other digital experience they use.
Convenience is no longer a competitive advantage; it is the baseline. Drivers expect to know where they can park, what it will cost, how they can pay, and whether spaces are available before they arrive. When those expectations are met, parking becomes a seamless part of the journey rather than a point of frustration.
These changing expectations are accelerating the adoption of digital parking solutions that improve both convenience and confidence. Mobile payments, digital permits, reservations, license plate recognition (LPR), and automated access reduce friction, while real-time parking availability, navigation, and wayfinding give drivers greater visibility and control. Increasingly, access to accurate, real-time information is becoming just as valuable as access to the parking space itself.
Parking is also expected to support the broader mobility ecosystem. As zero-emission vehicle adoption continues to grow, accessible and reliable EV charging infrastructure is becoming an expected amenity rather than a premium offering. According to Statistics Canada, zero-emission vehicles accounted for more than one in 10 new vehicle registrations nationally during the first quarter of 2026, reinforcing the need for parking infrastructure that evolves with Canada's changing transportation landscape. This growing demand is driving investment in EV charging infrastructure, which emerged as a top sustainability priority for 21 per cent of industry survey respondents.
Ultimately, modern parking is no longer measured solely by the availability of spaces. It is measured by the quality of the experience. Convenience, transparency, and connectivity have become standard expectations, making parking a critical touchpoint in the overall customer journey.
How the Parking Industry Is Responding
Meeting today's expectations requires more than adopting new technology—it requires rethinking how parking is designed, managed, and connected. Organizations are moving beyond standalone technologies and toward smart parking ecosystems that improve operational efficiency, optimize asset performance, and deliver more seamless experiences for both drivers and operators.
Data-Driven Parking Operations
Data is one of the most valuable assets in modern parking operations. Parking analytics, real-time occupancy data, artificial intelligence, and automation provide greater visibility into demand, utilization, and travel patterns, allowing parking operators to anticipate and respond to changing needs. Real-time occupancy data and analytics rank among the top three technology priorities identified in our industry survey, reflecting a growing focus on data-driven decision-making.
As organizations increasingly leverage occupancy data, it is becoming a strategic planning tool rather than simply an operational metric. For example, one healthcare organization is using occupancy data across multiple parking facilities to better understand demand patterns and optimize how parking is allocated between permit holders and visitors. By identifying utilization trends at each location, the organization can make more informed decisions that improve access, maximize available capacity, and create a better experience for all users.
Beyond improving day-to-day operations, data also supports long-term planning by identifying performance trends and informing future infrastructure and technology investments.
Connected Parking Ecosystems
The most effective parking systems are no longer standalone technologies—they are connected ecosystems. Parking is increasingly integrated with EV charging infrastructure, public transit, access control, navigation, permits, and digital payment solutions to create a more seamless mobility experience.
When parking systems are connected, organizations gain greater visibility and control over their operations. This integration streamlines management, improves decision-making, maximizes asset utilization, and supports a more consistent customer experience.
Parking as a Strategic Asset
Parking is often the first and last interaction visitors and tenants have with a property, shaping perceptions of convenience, accessibility, and service quality throughout the customer journey. Those moments influence how people evaluate a property before they enter the building and long after they leave.
As a result, parking has become an important contributor to overall property performance. A well-managed parking operation can improve tenant and visitor satisfaction, strengthen customer retention, enhance leasing competitiveness, and support broader business objectives. 60 per cent of survey respondents said it is important for parking to function as a true amenity. Rather than simply providing access, parking is increasingly recognized as an asset that contributes to the overall property appeal, competitiveness, and long-term success.
While Canada's transportation landscape continues to evolve, the strategic importance of parking will continue to grow. The question is no longer whether parking will change, but whether organizations are prepared to unlock its full strategic potential.
The Future of Canadian Parking and Mobility
The next generation of parking operations in Canada will be shaped by more than new technologies. It will be defined by how effectively organizations use parking to connect people, places, and mobility while delivering stronger operational outcomes for customers, properties, and communities.
As expectations continue to evolve, now is the time for organizations to evaluate whether their parking operations are prepared for what’s next. Assessing existing infrastructure, data capabilities, and system integration will help build more resilient, efficient, and future-ready parking operations. Preparing for the future starts with identifying opportunities to make parking more connected, data-informed, and adaptable.
